The MLS question

You give up the MLS. You do not give up the data.

This is the objection every referral company runs into, and it is the one none of them has an answer for. We do.

Leaving MARIS costs you the subscriber login and the Supra key. What you keep is the thing that actually makes you useful to the person asking you a question: the listing data, all of it.

MORE, REALTORS® operates Virtual Office Websites, known as VOWs, and as a MORE Referrals agent you have access to every one of them.

A VOW exists because of the 2008 Department of Justice antitrust settlement with the National Association of REALTORS®. Before it, brokers could withhold their listings from competitors who served clients online. The settlement ended that, requiring NAR to adopt a policy guaranteeing “that Internet-based brokerage companies will not be treated differently than traditional brokers.” The VOW policy that came out of it holds an MLS to a parity standard: it may restrict what a broker delivers through a VOW only to the extent it restricts that same broker through every other channel. In plain English, what a brokerage can show you online is measured against what it can show you sitting across the desk.

MARIS permits sold, expired, withdrawn and pending data on a VOW. That is why our sold-price sites exist, and why the public IDX sites everyone else links to cannot come close. You get the whole picture, not the shop window:

What that looks like on one deal

A neighbor asks you to help sell a $350,000 house. You are not licensed to list it, but you can refer it. On a 2.5% listing side, a standard 25% referral fee is $2,187.50.

At 70%, you are paid $1,531.25. At 80% through MORE, REALTORS®, you are paid $1,750.00. One conversation, one form, and your $100 annual fee is refunded on top of it.

  • Log into MARIS itself, or carry a Supra key, though you keep the listing data through our VOWs
  • Be paid by anyone other than MORE Referrals
  • Make a referral outside our referral agreement form
Getting started

Four steps, and most people finish in a day

Tell us you are in

Fill out the form below. We need your name, your Missouri license number and how to reach you. That is it.

Sign the agreement

We send you the MORE Referrals Independent Contractor Agreement to sign electronically. It is four pages and it is written in English.

Transfer your license

We file your license transfer with the Missouri Real Estate Commission and walk you through resigning your board membership so the dues stop.

4

Get your logins

We set up your MORE Lobby account and your agent ID, and show you what to share. Then you are earning.

Questions

The things people actually ask

Do I have to quit the REALTOR® association?

Yes. Under association policy, a licensee affiliated with a referral-only brokerage is not a REALTOR® member, and that is the whole point, because it is what stops the dues. MORE Referrals, Inc. is not a member of NAR, Missouri REALTORS® or any local board. We will walk you through the resignation so your dues actually stop instead of quietly renewing.

What happens to my license?

It stays active, in your name, with the Missouri Real Estate Commission, held by MORE Referrals, Inc. instead of your current brokerage. You keep renewing it and keep doing your continuing education, the same as always. Nothing about your license lapses, and nothing has to be re-earned later.

Is the $100 really the whole cost?

Yes. One hundred dollars a year, due on the anniversary of the day you sign, paid by ACH or card. There is no monthly fee, no desk fee, no technology fee, no transaction fee and no E&O charge per referral. And if you refer one transaction in the same year that produces a referral fee of at least $100 to MORE Referrals, we refund the $100.

How much do I actually get paid?

70% of the referral fee on a standard referral, or 80% if you place it with MORE, REALTORS® and let the broker assign the agent. You are paid the same day the money reaches us. Our system picks the closing up automatically and generates your payout, so nothing sits in a queue waiting for someone to get to it.

Can I refer outside of Missouri?

Yes. Referrals are not limited to Missouri or to St. Louis. If your cousin is buying in Denver, that is a referral. We handle the paperwork with the receiving broker.

Can I refer my own purchase or sale?

Talk to us before you do. Self-referrals are common in this business, but they have to be disclosed and papered correctly, and the receiving broker has to agree to it up front. Call first and we will tell you exactly how to set it up.

Do I really get into the MORE Lobby?

Yes. You get a Lobby account and an agent ID, the same as our full-time agents, with access to the consumer websites, our VOW search, market data, social content, training library, AI assistants and the coaching calendar. What you do not get is an MLS login or a Supra key. Those require MARIS membership, which is the fee you are leaving behind.

Without an MLS login, how do I look up a sold price?

On our VOW sites, the same way you always did. A Virtual Office Website is the channel the 2008 DOJ settlement with NAR opened up, and under the VOW policy an MLS can only restrict what a broker delivers through it to the same degree it restricts that broker everywhere else. MARIS permits sold, expired, withdrawn and pending data there, so you can pull closed prices and dates, off-market history, days on market and price changes. The public IDX sites are not allowed to show any of that.

What if I want to sell again later?

Then you come back. You rejoin the association and MARIS, transfer to MORE, REALTORS®, and you are selling again. You will already know our systems, our tools and our people, because you never actually left.

I am already at another referral company. Can I switch?

Yes, and it is the same process. Check your current agreement for any notice period or pending-referral language, then fill out the form below. We will take it from there.
