Keep your license active with MORE Referrals

Do the whole signup right here in about ten minutes. You fill in your details, add your photo, and sign the W-9, the ACH authorization and the Independent Contractor Agreement with one signature. The broker reviews and countersigns, then your MORE Lobby login is ready.

2. Your Missouri license

You need an active Missouri real estate license to join. We check it against the state's records.

Moving your license to MORE Referrals. The transfer itself is done in MOPRO, the state's licensing website, and we approve it on our side:

  1. Log in at mopro.mo.gov and open My Licenses.
  2. Click the eye icon next to your active license, then Amend under License Actions.
  3. Choose Transfer license to another Broker and work through the steps.
  4. On Employment Information, enter MORE Referrals, Inc., Missouri license 2008030779, then Request Approval and pay the state's fee.

We fill in the official IRS form with these answers and you sign it below. Referral fees are reported to you on a 1099.

Most agents are Individual / sole proprietor. A single member LLC that is a disregarded entity also checks Individual.

Your address on the W-9 is the mailing address from step 1.

6. Getting paid, and the annual fee

Direct deposit. Your referral fees are deposited to this account the same day MORE Referrals is paid.

Annual fee card. The $100 annual license fee is charged to this card once the broker approves your signup, then once a year on that date. It is refunded automatically the first time each year a client you refer to MORE, REALTORS® closes. Nothing is charged today.

7. Independent Contractor Agreement

Please read it all. This is the agreement you are signing, word for word.

INDEPENDENT CONTRACTOR AGREEMENT
MORE Referrals, Inc.

This Independent Contractor Agreement ("Agreement") is made and entered into by and between MORE Referrals, Inc., a licensed real estate brokerage ("Broker"), and the undersigned licensee ("Agent").

1. APPOINTMENT AND LIMITED SCOPE Agent is engaged as an independent contractor, not an employee, solely for the purpose of making real estate referrals to licensed real estate professionals. Agent shall not perform any brokerage services, including but not limited to showing property, preparing or negotiating contracts, listing properties, or representing clients in any manner. Compensation is based solely on referral commissions and not on hours worked. Agent acknowledges that this limited scope is a condition of affiliation with MORE Referrals, Inc.

2. LICENSING REQUIREMENTS Agent must hold and maintain an active real estate license in good standing in the state of Missouri. Agent must comply with Chapter 339 of the Revised Statutes of Missouri (RSMo) and the rules of the Missouri Real Estate Commission (MREC), including but not limited to 20 CSR 2250-8.020 (broker supervision), 20 CSR 2250-8.070 (advertising), and 20 CSR 2250-4.050 (return of property).

Agent shall remain in compliance with all requirements of the Missouri Real Estate Commission, including timely renewal, continuing education, and disclosure of any disciplinary actions. Agent shall immediately notify Broker of any change in license status, suspension, revocation, or disciplinary action.

3. BROKER SUPERVISION AND COMPLIANCE Agent acknowledges that Broker remains responsible for the supervision of Agent's licensed activities in accordance with applicable Missouri law. Agent agrees to comply fully with Chapter 339 RSMo, all MREC rules, and any policies adopted by Broker including, but not limited to, those regarding advertising, disclosures, and escrow handling.

4. REALTOR MEMBERSHIP Agent is not required to be a member of the National Association of REALTORS® (NAR), the Missouri Association of REALTORS®, or any local REALTOR® board. Broker is not a member of any REALTOR® association for the purpose of this referral program.

5. ANNUAL FEE Agent agrees to pay an annual license holding fee of $100. The fee shall be due annually on the anniversary of the date this Agreement is executed. Payment must be made electronically via ACH or credit card using the method designated by Broker. The annual fee will be refunded if the Agent refers a transaction during the same year that results in a referral fee to Broker of at least $100.

6. REFERRAL PROCEDURE AND PAYMENT All referrals must be processed through Broker using the referral agreement form provided by MORE Referrals, Inc. No referral may be made directly by the Agent without Broker's involvement. Referral agreements and communication with receiving brokers must be documented and submitted through Broker.

7. REFERRAL FEE SPLIT

  • Standard referral fee split: 70% Agent / 30% Broker
  • If the referral is placed with MORE, REALTORS® broker (allowing the broker to assign to any agent), Agent shall receive 80%, Broker 20%.

Referral fees will be paid to Agent within 10 business days after Broker receives payment, provided Agent is actively licensed with MORE Referrals, Inc. at the time of closing and payment. Agent may not receive compensation from any party other than Broker.

8. ADVERTISING AND REPRESENTATION Agent may not advertise themselves as a REALTOR® or as an active real estate professional. Any marketing must clearly indicate Agent is a "Referral Agent with MORE Referrals, Inc." and must be approved by Broker. All advertising must comply with Missouri state laws, including 20 CSR 2250-8.070.

9. LISTINGS AND BROKER PROPERTY Agent understands that all referrals, leads, records, client contact data, agreements, and documents created or handled in the course of this Agreement are the sole property of Broker. Upon termination, Agent shall return all company materials, documents, and information including signs, forms, access credentials, or any client data in accordance with 20 CSR 2250-4.050(5).

10. TERM AND TERMINATION This Agreement is effective upon execution and shall continue until terminated by either party at any time with written notice. The Agreement shall automatically terminate if:

  • Agent fails to pay the annual fee by the due date.
  • Agent's license is not active or in good standing with the Missouri Real Estate Commission.

11. COMPENSATION AFTER TERMINATION Agent shall only be entitled to receive referral fees for transactions that close while Agent is actively licensed with MORE Referrals, Inc. and this Agreement is in effect.

12. INDEMNIFICATION Agent agrees to indemnify and hold Broker harmless for any liability arising from Agent acting outside the limited referral scope permitted by this Agreement or by law.

13. IRS SAFE HARBOR The parties intend for Agent to qualify as an independent contractor under Section 3508 of the Internal Revenue Code. Nothing in this Agreement shall be interpreted as creating an employment relationship. Broker shall not withhold taxes or provide benefits.

14. ENTIRE AGREEMENT This Agreement constitutes the full and complete agreement between the parties. Any changes must be in writing and signed by both parties.

IN WITNESS WHEREOF, the parties have executed this Agreement as of the date last signed below.

8. Coaching and meetings (optional)

MORE Referrals agents are welcome at our weekly CORE Coaching and the monthly MORE Office Meeting, both online.

9. Sign
